When buying a new or resale home it is a very good idea to have an independent home inspection. A few things you should know… home inspectors are not licensed in California. Technically, anyone can do a home inspection. However, it is recommended you get a certified home inspector. There are two major organizations that certify home inspectors. CREIA, the California Real Estate Inspectors Association. And, NAHI, the National Association of Home Inspectors. These organizations train inspectors to perform the duties of a home inspector and provide continuing education to them. They are knowledgeable about the building codes, have a system in the way they inspect called a standard of practice for each inspection.

The reason this is important to you is because having an independent third party that you the home purchaser pay, is the best way to ensure you know the general condition of the home. A good inspector is inspecting 5 to 10 homes a week and sees a lot of different situations. Inspectors do not say this is a bad house or this is a good house, they evaluate the different systems in the home and give you a report about the condition of each system. You can use this report to make a good decision about what to do from there. Are more inspections useful, or are you satisfied with the condition of the home in its current condition for the price? Are there items that the seller might be willing to repair?
Maybe the home is great just the way it is, or maybe the home inspector saw a condition that none of the parties of your transaction missed and it could warrant further inspections, eg. roof, HVAC, etc.
I will list three good Roseville home inspection companies that a lot of agents use, and give you my favorite.

If I absolutely have to have a home inspection and a termite report at the same time quickly, Twin Termite will do the trick. I have had only one problem with the work done on a property and they came back and fixed it for the client. It is bound to happen. No one can be perfect and they do use outside vendors for repairs when they are too busy. They are a large company and do construction, termite reports, pest treatment and home inspections. The home inspectors are good.

I like to think of the basic home inspection as the first place to discover the homes strengths and weaknesses and go from there. Think of a home inspector as a general practitioner (doctor) looking at the overall health of the home and then determining areas that might need to be looked at by a specialist. Both of the prior companies I mentioned provide more than one service. There is nothing wrong with that. Often it is convenient and easy. However, there are two sided of that coin. Often, I just want one really good opinion to start with about the different systems of a home and when I do, I go here.
My Favorite Home Inspector is Terry Brown of T.M. Brown and Company. He is only one of 77 Master CREIA Home Inspectors in the state. He is extremely well respected in the industry because he is the best at what he does. I pulled his qualifications from Linked In, just so you can see how qualified he is.
